Maintenance Policy

1. Maintenance of common areas such as hallways, lobbies.

2. Repairs and upkeep of building including parking areas

3. Landscaping and outdoor area maintenance (lawns, gardens, etc.)

4. Cleaning and janitorial services for common areas and shared facilities

5. Waste management and disposal services for residents

6. Security management,

8. Fire protection system maintenance and compliance with safety regulations

9. Pest control services for shared spaces ( half yearly basis)

10. Management of amenities such as UPS and the lifts

11. Handling resident requests and complaints regarding maintenance or facilities

12. Coordination of move-in and move-out processes for residents

13. Administration of lease agreements and resident communication

14. Budgeting and financial planning for ongoing maintenance and improvements

15. Emergency preparedness planning and response coordination for residents

16. Compliance with local housing regulations and building codes

17. Communication and coordination with property owners or management companies

18. Regular inspections of units and common areas for maintenance needs

19. Implementing sustainability initiatives such as energy-saving measures or recycling programs tailored to apartment living.

10. Maintenance Date is 5th of Every Month, Failing to do so will attract penalty and fine, and follow up with discontinue of common amenities like lift, water and electric connection.  

RERA Rules for Apartment/ Flat Maintenance Fees

Here are a few key RERA rules regarding monthly, quarterly, or annual maintenance fees.

Both the builder and the buyer must agree to pay maintenance fees on a monthly, quarterly, bi-annual, or annual basis.

1) Agreement on Maintenance Fees: Both the builder and the buyer must agree on the amount and frequency of maintenance fee payments. This agreement should be specified in the maintenance agreement or relevant documentation.
2) Responsibility During Construction: The builder is responsible for paying the maintenance fees until the buyer takes possession of the property. This ensures that common facilities and services are maintained during the construction phase.
3) Disclosure of Fees: The builder must disclose the amount and frequency of maintenance fee payments to the buyers. This transparency helps buyers understand their ongoing obligations post-possession.
4) Initial Maintenance Fee Payment: Builders may require buyers to pay maintenance fees for up to 12 to 24 months at the time of possession. This initial payment covers the maintenance costs for the immediate future.
5) Owner’s Responsibility: Once the buyer takes ownership of the property, they become responsible for all maintenance fees. This includes regular payments as per the agreed schedule.
6) Tenant’s Responsibility: If maintenance fees are included in the lease agreement between the owner and the tenant, the tenant is responsible for paying these fees during the lease period.
