NOTICE FROM MANAGEMENT
To: All Residents of ABN Elegant Apartment
Dear Residents,
This notice is issued as a reminder and clarification regarding the scope of services and responsibilities managed by Optimaintain Services, your facility management team at ABN Elegant Apartment.
We remain fully committed to maintaining and addressing all concerns related to common amenities, which include:
• Continuous water supply to common lines and tanks
• Common area plumbing and electrical maintenance
• Lift operations and power backup for shared spaces
• Cleaning and upkeep of lobbies, corridors, and staircases
• Security and access control across the premises
Whenever residents raise service requests related to these areas, our team promptly attends to them to ensure the community remains clean, functional, and well-maintained.
Residents are kindly reminded that Optimaintain Services’ responsibility is limited to common facilities. Issues that occur within individual flats, or between two flats, or damage caused by individual activities, fall under the personal responsibility of respective flat owners or occupants. It has been observed that, at times, isolated incidents caused within private flats or by other residents are being wrongly attributed to the management. Please note that such matters are private or resident-to-resident issues, and management cannot be held accountable for them.
However, wherever such incidents create an impact on common areas, our team ensures that the mess is cleaned and any affected common facilities are repaired without delay. Further, all parking slots have already been allotted to flat owners as per official building records. Any internal arrangements or subletting of parking between owners and tenants must be handled privately, as the management has no authority to alter or reassign parking spaces.

Structural, Shared Areas & Utilities
Apartment maintenance primarily covers the upkeep and functioning of the building’s core infrastructure and shared facilities. This includes essential elements such as lifts, staircases, corridors, lobbies, terraces, basements, parking areas, and common walls or exteriors. These areas require regular inspections, minor repairs, and painting to ensure the structure remains safe and visually appealing. In addition, utility services like water pumps, borewells, sumps, overhead/underground tanks, and sewage treatment plants are maintained to ensure continuous and hygienic water supply and waste management. Importantly, common vertical pipelines for water or drainage running through shafts or head passages, especially those shared by multiple flats (e.g., in bathrooms), are also covered under maintenance.
Electricity, Power Backup & Surveillance
Another major component of apartment maintenance involves managing electrical infrastructure and backup systems. Common area lighting, power for lifts and water pumps, and street or garden lights are routinely checked and maintained. Diesel generator (DG) sets or inverters, if provided, are serviced and fueled regularly to ensure uninterrupted power in case of outages. Security systems, including maintenance of the hardware and software. Security staff salaries and patrol services are included to ensure a safe and secure environment for all residents.
Housekeeping, Cleaning & Sanitation
A clean and healthy environment is a top priority in any residential complex. Maintenance charges support the daily cleaning and sanitation of common areas including stairwells, corridors, lobbies, parking zones, gardens, and rooftops. Periodic pest control treatments in shared zones help prevent infestation. Landscaping and lawn care are maintained to preserve the greenery and aesthetic appeal of the apartment premises. Garbage disposal from common bins is handled by housekeeping staff or external waste management partners, ensuring hygiene and compliance with local municipal standards.
Amenities, Clubhouse & Administrative Operations
In societies with additional amenities, the maintenance fee also goes toward the upkeep of recreational and wellness facilities like gyms, swimming pools, children’s play areas, game rooms, and banquet halls. These areas require periodic cleaning, equipment servicing, and safety inspections. On the administrative side, maintenance covers the salaries of support staff (like electricians, plumbers, and gardeners), usage of apartment management software, documentation costs, and general office expenses for the Residents’ Welfare Association (RWA) or society office. These operations ensure smooth communication, transparent accounting, and prompt resolution of resident issues.
